District 204's Willow Springs Property

The Lyons Township High School District 204 shares information below regarding the District’s Willow Springs property, located near 79th Street and Willow Springs Road.

For more than 65 years, District 204 has owned undeveloped land in Willow Springs near 79th Street and Willow Springs Road. The Village of Willow Springs has zoned this land as the North Willow Springs Road Corridor–Planned Development District, which permits retail uses as well as those allowed in the B-1 Community Shopping District. Certain residential uses, including single-family and senior housing, are also permitted unless specifically restricted. Originally purchased in the late 1950s in anticipation of a possible third campus, the property is no longer needed for that purpose due to demographic shifts and enrollment projections.

Over the past two years, the Board has engaged in extensive discussions about the property and its potential future uses. These conversations have taken place both during public board meetings and in individual meetings with representatives from the Village of Willow Springs, Pleasantdale Park District, and Pleasantdale School District. Most recently, District 204 invited the Pleasantdale Park District to explore a potential land swap and offered Pleasantdale School District 107 the opportunity to purchase seven acres of district-owned land.

The information below will be updated and shared with the community in a timely manner as the Board continues to explore the sale of the property.


 

Preparation for Discussion (October 1, 2025)

In its June 2, 2025 summary, the Willow Springs Property Administrative Committee identified January through April 2026 as the optimal timeframe to complete the formal steps of a property sale. To meet this target, the Board will need to engage in continued public discussions (and closed session discussions, where appropriate) to address the necessary actions. A proposed sequence of steps and timeline is outlined here.
